Thank you for considering allowing me to help you sell your house. From your first phone call or email until you hand over the keys to the buyer, my goal is to make the selling process as quick and painless as possible, while maximizing the amount of money which you receive for your home.
When my clients call and express a desire to sell their home, I start by scheduling an appointment to see their residence and discuss their goals. In preparation for this meeting, I research recent sales and pricing trends in the neighborhood and among comparable homes. I also prepare a comprehensive marketing plan for each property targeted at the buyer’s most likely to purchase your home.
At the initial meeting, I will present my marketing plan, suggest a pricing strategy based on my comparative market analysis of similar homes, advise you as to ways to maximize your home’s appeal and price through home staging or repairs/renovations, as well as learn about any special needs that you have during the selling process. I will also present an estimated cost of selling your home based on closing costs and Realtor’s commissions at various possible sales prices.
What should I list my home for?
My basic goal is to get you the best price for your home as soon as possible. The price where you list your home to accomplish this goal depends on many factors that may be unique to your property and situation.
After you make the decision to list your home for sale with me, you will need to sign a listing contract engaging my services and authorizing placement of your property on the market. You will also need to disclose conditions and problems of the property to potential buyers through a property disclosure form.
What is the Property Condition Disclosure Form?
After the paperwork is completed, I will get started implementing your marketing plan and place the property on the Pittsburgh MLS, Coldwell Banker websites ColdwellBanker.com and PittsburghMoves.com, and other online and offline marketing such as Craigslist and postcard marketing, as warranted.
When your house receives an offer, I will advise you about the terms of the offer, determine whether the buyer is prequalified, and help you negotiate with the prospective buyer to reach the best possible price and terms for your property.
Once you have concluded negotiations with a buyer and reach an acceptable contract, I will help you navigate the home inspection process, walkthrough, and closing process to ensure that your sale goes as smoothly as possible.
